The problem of 035.HK is that it always "issues new shares" to the major shareholder as "shares in lieu of cash dividends", so that its "NAV per share" and future "profit per share" are both diluted as a result.
But certainly at this level, at around HK$3.40, I must say that it is quite "cheap"!
Besides, have you considered 163.HK and 878.HK ? They are both low PB and property holding stocks. I think they are qualified for privatization by the major shareholders (shareholding closed to the limit 75%), though I can't guess when.
